AC Not Cooling in Dubai — Causes, Fixes and What It Costs
An AC that runs but does not cool usually has one of six causes: a clogged filter, low refrigerant, a frozen evaporator coil, a dirty outdoor condenser, a failed capacitor, or a failing compressor. Two of those you can check yourself in five minutes. The rest need a technician. This page explains how to tell which one you are dealing with before you pay anyone.
Quick Diagnosis
What you observe | Most likely cause | Who fixes it |
|---|---|---|
Weak airflow, air is slightly cool | Clogged filter or dirty evaporator coil | You can clean the filter; coil needs a technician |
Good airflow, air is not cold | Low refrigerant, or compressor not engaging | Technician |
Ice on the copper pipes or indoor unit | Low gas or restricted airflow | Technician — switch off and let it defrost first |
Outdoor unit fan not spinning | Failed capacitor or fan motor | Technician |
Outdoor unit running hot, humming, not cooling | Failed capacitor or failing compressor | Technician |
Cools some rooms but not others | Duct restriction, damper fault, or undersized unit | Technician |
Cools at night but not in the afternoon | Undersized unit, dirty condenser, or low gas | Technician |
Thermostat reads wrong or does not respond | Thermostat fault or calibration | Technician — check the batteries and mode first |
Check These Two Things First
1. The thermostat
Confirm it is set to Cool, not Fan or Auto, and that the target temperature is well below the room temperature. Check the batteries. This sounds trivial, and it accounts for a meaningful number of the call-outs we attend.
2. The filter
Open the indoor unit and look at the filter. In Dubai, filters clog in weeks rather than months. If it is grey with dust, wash it in cool water, dry it completely, and refit it. If cooling improves, that was your problem — and it will come back unless you clean it monthly.
If neither of those resolves it, the cause is inside the refrigerant circuit or the electrical system and needs a technician with gauges.
The Six Common Causes Explained
Clogged filter or dirty evaporator coil
Restricted airflow means the system cannot move enough air across the coil to cool the room. Left long enough, the coil ices over and stops cooling entirely. Filters are user-serviceable; coils need professional cleaning.
Low refrigerant (gas)
AC systems are sealed — refrigerant does not get consumed. If it is low, there is a leak. A top-up restores cooling but the leak will drain it again, sometimes within weeks. Any competent technician finds and repairs the leak rather than simply refilling. Repeated refills are a sign you are being handled badly.
Frozen evaporator coil
Caused by low gas or restricted airflow. Once ice forms, the system cannot cool at all. Switch the unit off, run the fan only for an hour or two to defrost it, then call — running it while frozen risks damaging the compressor.
Dirty outdoor condenser
The outdoor unit rejects heat. Caked in Dubai dust, it cannot, so the system loses cooling capacity exactly when ambient temperature is highest. This is why an AC often cools acceptably at night and fails in the afternoon.
Failed capacitor
The capacitor provides the starting torque for the compressor and fan motors. When it fails, the outdoor unit hums but the fan does not spin, or the compressor does not engage. It is a common failure in Dubai heat, a relatively inexpensive part, and a fast fix.
Failing compressor
The most expensive cause. Symptoms include the outdoor unit running hot, tripping the breaker, loud knocking, or simply no cooling despite correct gas pressure. On a unit over eight years old, replacement usually beats repair economically.
Why Dubai Makes This Worse
At 45°C ambient, an AC system is already operating near the edge of its design envelope. A fault that would cause mild underperformance in a temperate climate causes complete cooling failure here. Add constant airborne dust fouling coils and filters, and near-continuous nine-month runtime, and small problems escalate quickly. This is why annual servicing is not enough in this city.
What It Costs to Fix
Basic work — gas top-up, filter service, coil cleaning, drain clearing — typically starts from AED 150–250. Capacitor and contactor replacement sits modestly above that. Fan motors and control boards are higher. Compressor replacement is the top bracket, and on an older unit we will tell you plainly if replacement is the better investment. Every job gets a written quote after diagnosis and before work starts.
Frequently Asked Questions
The most common causes are a clogged filter restricting airflow, low refrigerant from a leak, a frozen evaporator coil, or a failed capacitor preventing the compressor from engaging. Check the filter and thermostat first; anything beyond that needs a technician with gauges.
You can clean or replace the filter, check thermostat settings and batteries, clear obstructions from the outdoor unit, and make sure vents are not blocked. Anything involving refrigerant, electrical components or the sealed system requires a licensed technician — refrigerant handling is regulated and getting it wrong damages the compressor.
Basic repairs such as gas top-up or coil cleaning typically start from AED 150–250. Capacitor and fan motor replacements cost more, and compressor work is the highest bracket. SWEFIX provides a full written quotation after diagnosis and before any work begins.
Usually a dirty condenser or low refrigerant. At night the ambient temperature drops and the system can still just about cope. In the afternoon at 45°C it cannot reject enough heat, so cooling collapses. It is a classic sign the outdoor unit needs cleaning.
Yes. Ice means either low refrigerant or restricted airflow, and running the unit while iced up can damage the compressor — the expensive component. Switch it off, run the fan only to defrost, and call a technician before running it in cooling mode again.
Monthly during the cooling season, which here means most of the year. Dubai dust loads filters far faster than in temperate climates, and a clogged filter is the single most common cause of poor cooling we attend.
