Why villas cost more than the unit count suggests
Three factors compound:
- Ducted and concealed systems. Access panels, longer duct runs, concealed drain lines and ceiling-void work add labour to every visit.
- Exposure. Roof-mounted condensers in a villa take direct sun and airborne dust with no shading, so coils foul faster than in a shared plant room.
- Runtime and volume. More area to cool means longer compressor runtime, which accelerates wear on every component in the chain.
What apartments need that owners often skip
The most expensive failure in a Dubai apartment is not the compressor — it is the drain line. A blocked drain overflows into the false ceiling, damages the ceiling and flooring, and in a tower can damage the unit below, turning a maintenance issue into a liability claim. Drain pan and line flushing at every scheduled visit is the cheapest insurance available, and it should appear explicitly in the contract scope.
How many visits does each property need?
- Studio to 2BR apartment: two visits a year — one pre-summer (March–April), one mid-season
- 3BR+ apartment or townhouse: three visits
- Villa with splits: three visits
