AC Maintenance Contract Price in Dubai: What You Should Actually Pay in 2026
An AC maintenance contract in Dubai costs roughly AED 800–2,500 per year per unit. In practice, apartment packages start around AED 1,300–1,600 a year for two scheduled visits, while villa contracts typically begin near AED 2,900 and rise with unit count, system type and visit frequency.
That range is wide for a reason, and the reason is not that some companies are greedy. It is that "AC maintenance contract" describes anything from two filter cleanings a year to a four-visit preventive programme with a guaranteed response time. This guide breaks the price down so you can compare quotes on the same basis.
AC maintenance contract price by property type
Property | Typical units | Visits per year | Indicative annual price |
|---|---|---|---|
Studio / 1BR apartment | 1–2 split units | 2 | AED 900 – 1,400 |
2BR–3BR apartment | 2–4 units | 2–3 | AED 1,300 – 2,200 |
Townhouse | 3–5 units | 3 | AED 2,000 – 3,200 |
Villa (split/ducted) | 5–8 units | 3–4 | AED 2,900 – 6,000 |
Office / retail unit | Varies | 4+ | Quoted per site survey |
These are market ranges for Dubai in 2026, not SWEFIX list prices — a quote is only accurate after a unit count.
The five things that actually move the price
Number of indoor units
This is the single biggest driver. Most providers price per indoor unit, then discount at volume. A five-unit villa is not 2.5 times the price of a two-unit apartment; it is usually closer to double.
System type
Window and split units are the cheapest to maintain. Ducted and concealed systems cost more because access panels, longer duct runs and concealed drain lines add labour. Central and chilled-water systems sit at the top of the range and often require a specialist scope.
Visits per year
Two visits is the Dubai minimum for an apartment. Three to four is realistic for a villa or a home near construction or open desert. Each additional visit adds roughly 30–40% to the annual figure.
Response commitment
A contract that promises same-day or next-day attendance in peak summer costs more than one with no stated SLA — because the provider has to hold capacity for you in the busiest months. This is where cheap contracts quietly save money.
Inclusions and allowances
Chemical coil wash, duct cleaning, refrigerant top-up allowance and parts discounts all sit in or out of the base price. Two quotes that look AED 400 apart can be AED 1,500 apart once you align the scope.
What a cheap AC contract usually leaves out
A quote materially below market is rarely a bargain. In Dubai the usual mechanism is one of these:
- Visits are "on request" rather than scheduled, so most customers claim one of two
- Coil cleaning is a wipe-down, not a proper clean
- Drain-line flushing is excluded — the most expensive omission, because a blocked drain line damages ceilings and flooring
- No response time commitment, so contract holders queue behind paying emergency jobs in July
- Parts marked up heavily to recover the discounted contract fee

Is an AC maintenance contract worth the money?
Run the arithmetic for your own property rather than trusting either side's marketing. A reactive year for an occupied two-bedroom apartment typically involves two paid service visits, at least one call-out fee, and a reasonable chance of a peak-season emergency at premium rates. Add the probability-weighted cost of a compressor failure caused by two summers of skipped coil cleaning and the contract usually wins comfortably.
The contract loses in three situations: a property under developer warranty, a home occupied fewer than six months a year, and a lease where the landlord already carries maintenance. Our AMC vs pay-per-service breakdown covers the full comparison.
How to compare two AMC quotes properly
- Normalise to price per indoor unit per visit — this exposes most of the gap immediately
- Confirm the number of scheduled visits, not "up to" visits
- Ask for the written scope of a single visit, line by line
- Check the response time for breakdowns between visits, in hours or working days
- Check the labour rate and parts discount that applies to work outside scope
- Confirm the contract term, notice period and cancellation position
- Verify the company's trade licence covers AC works
SWEFIX AMC pricing
SWEFIX quotes after a short site survey or a unit count shared over WhatsApp, so the number you receive is the number you pay. Plans cover apartments, villas, offices and managed portfolios, with the visit calendar issued at contract start. See full plan details on our AC maintenance contract page.
Frequently asked questions
Between AED 800 and AED 2,500 per year per unit is the usual market range. Apartment packages commonly start at AED 1,300–1,600 per year; villas typically start near AED 2,900.
For an occupied property, usually yes. Two or three reactive visits plus a single peak-season emergency call normally exceed the annual contract price, before any major repair is counted.
Two per year is the minimum for a Dubai apartment. Villas, ducted systems and properties exposed to heavy dust need three to four.
A pressure check is standard. A full refrigerant recharge is a repair, not routine maintenance, and is normally charged separately after the leak is repaired.
Low-price contracts usually cut scheduled visits, drain-line flushing, proper coil cleaning or the breakdown response commitment, and recover margin on parts and out-of-scope labour.
