AC Maintenance Contract Terms in Dubai: 8 Clauses to Read Before You Sign   

Before signing an AC maintenance contract in Dubai, check eight clauses: guaranteed visit count and dates, per-visit scope, breakdown response time, exclusions, out-of-scope labour and parts rates, contract term and cancellation, auto-renewal, and liability for damage caused during service.   

 



1. Guaranteed visits, not "up to"

"Up to four visits per year" is a marketing number. A contract worth paying for names the visit count and issues a calendar at contract start. Ask what happens if a scheduled visit is missed — a credible provider commits to rescheduling within a defined window.

2. The per-visit scope

The scope should list what is done to each unit: filters, evaporator coil, condenser coil, drain pan and line, refrigerant pressure, electrical testing, airflow and temperature readings. If the scope is one paragraph of generic language, the delivered service will match it.

3. Breakdown response time

The clause that matters most in July. Look for a stated response window in hours or working days, and ask specifically whether it changes during peak season. A contract with no SLA does not put you ahead of anyone.

4. Exclusions

Every contract excludes something. Read the list in full and look specifically for major components, full refrigerant recharge, duct replacement, and damage caused by third parties or power events. Exclusions are acceptable; discovering them at invoice time is not.

5. Out-of-scope rates

Get the hourly labour rate and parts discount in writing. A low headline price paired with undisclosed rates is the most common way a cheap contract becomes an expensive year.

6. Term, notice and cancellation

Confirm the contract length (normally 12 months), the notice period for cancellation, and whether any refund is pro-rata. If you sell the property or vacate the unit mid-term, ask whether the contract can be transferred to the new occupant.

7. Auto-renewal

Some UAE contracts renew automatically unless cancelled in writing. That is fine if the price is fixed on renewal — less fine if the renewal clause allows a unilateral increase. Ask how price changes are notified and how much notice you get.

8. Liability and insurance

Technicians work on ceilings, water lines and electrical panels. Confirm the provider carries third-party liability insurance and that the contract states who bears responsibility for damage caused during service. Ask about the workmanship warranty period on completed work.
