When pay-per-service is the right call
Be honest about the exceptions — there are three:
- New property under developer or manufacturer warranty. Servicing may be covered or mandated by the developer; check before paying twice.
- Property occupied under six months a year. Low runtime, low dust accumulation, lower risk.
- Lease that places maintenance on the landlord. If the landlord holds the contract, you do not need a second one.
Outside those cases, the reactive model is a bet against the Dubai summer.

Add up what you spent on AC last year: every service, every call-out fee, every gas top-up, every emergency. Compare that to a contract quote for your unit count.
