Does an AC Maintenance Contract Cover Gas Refill, Parts and Replacements?
An AC maintenance contract in Dubai covers refrigerant pressure checks and usually a small top-up allowance, but not a full recharge caused by a leak. Labour is typically covered; parts such as capacitors, contactors, fan motors and compressors are charged at a contract discount rather than included.
Refrigerant: what is covered and what is not
Refrigerant does not get consumed. If a system is low on gas, it has a leak — so a "free gas refill" promise usually means the provider tops up a leaking system once a year rather than repairing it, which is not maintenance, it is deferral.
Item | Typical contract position |
|---|---|
Pressure and performance check | Included at every visit |
Small top-up within allowance | Often included, allowance stated in the contract |
Leak detection | Usually included or discounted |
Leak repair (brazing, valve, coil) | Charged, contract labour rate |
Full recharge after repair | Charged, contract rate for refrigerant |
Ask for the top-up allowance in writing — in grams or as a stated number of top-ups per year.
Parts: labour in, components out
The standard UAE model is straightforward once you know it: labour covered, parts discounted. If a capacitor fails, the technician's visit and time are within the contract; the capacitor is invoiced at the contracted rate.
Components typically charged rather than included:
- Capacitors and contactors
- Thermostats and control boards
- Fan motors and blower assemblies
- Evaporator and condenser coils
- Compressors
- Drain pumps
Confirm two numbers before signing: the parts discount percentage, and the labour rate for work outside scheduled visits.
Why compressors are never included
A compressor is the most expensive component in the system, and its lifespan depends heavily on how the unit has been maintained before the contract started. No provider can absorb that risk at annual-contract pricing. What a good contract does instead is make early failure far less likely — clean coils, correct refrigerant pressure and tested electrical components are exactly the conditions under which compressors reach their design life.
What about warranty?
If your system is still within manufacturer or developer warranty, component replacement may already be covered — but many warranties require documented periodic servicing to stay valid. A contract with written service reports is what keeps that warranty enforceable. Check your warranty terms before assuming either side covers you.
How to compare "all-inclusive" claims
When a contract advertises parts coverage, read the cap. Coverage is usually limited by value per year, by component list, or by exclusions for units above a certain age. Compare it against a standard contract plus the parts discount — often the standard structure costs less across a year. Our AC maintenance contract price guide gives the baseline ranges, and the inclusions checklist lists what should be in scope regardless of parts policy.
Frequently asked questions
It covers the pressure check and usually a small top-up allowance. A full recharge caused by a leak is a repair and is charged separately, normally after the leak is fixed.
Generally no. Compressor replacement is excluded from standard contracts, though contract holders usually receive a discounted rate on parts and covered labour.
It should not. Annual top-ups indicate a leak that has not been repaired. Ask for leak detection rather than a repeat refill.
Usually yes. Ask for the discount percentage in writing before signing.
Documented periodic servicing is a common warranty condition. Written service reports after each visit are what prove it.
