Commercial AMC Dubai — Office & Building Maintenance Contracts

A commercial AMC in Dubai is a contracted maintenance agreement for a business premises — office, retail unit, restaurant, clinic or whole building — covering scheduled HVAC, electrical and plumbing servicing with agreed response times for breakdowns. SWEFIX commercial contracts are scoped and priced per site, with out-of-hours work built in so maintenance does not interrupt trading.

Why Commercial Contracts Are Different

For a business, a maintenance failure is not an inconvenience — it is lost revenue. An office with no cooling in July sends staff home. A restaurant with a blocked drain closes. A retail unit with a tripped board loses a trading day. Commercial contracts are built around that reality:

  • Agreed response times, written into the contract rather than promised verbally.
  • Scheduled work performed outside trading hours — evenings, early mornings or weekends.
  • A named account contact, so you are not explaining your site from scratch on every call.
  • Consolidated monthly invoicing with a trade licence and TRN, suitable for your accounts department.
  • Documented maintenance records for insurance, landlord obligations and compliance inspections.

What a Commercial AMC Covers

HVAC

Split, ducted, central and VRF systems. Filter and coil cleaning, condensate drainage, gas pressure and thermostat verification, zone-by-zone airflow testing, and duct inspection. For sites with heavy occupancy or cooking loads, we increase filter frequency rather than sticking to a standard schedule.

Electrical

Distribution board inspection and thermal checks, load balancing, earthing and RCD verification, emergency lighting checks, and inspection of all fixed installations. We log every tripping event between visits so intermittent faults get traced rather than reset.

Plumbing

Washroom and pantry fixtures, water heaters, pumps, drainage runs and grease traps where present. Restaurant and clinic sites get a heavier drainage scope because that is where their failures come from.

Reporting

A written report after every visit covering condition, work performed and recommended actions, plus an annual summary you can hand to a landlord, insurer or auditor.

Sites We Maintain

  • Offices and co-working floors — Business Bay, DIFC, Downtown, Tecom, JLT.
  • Retail units and showrooms — including mall units with restricted working hours.
  • Restaurants and cafes — kitchen extraction, grease traps, heavy drainage loads.
  • Clinics, salons and gyms — high humidity, continuous AC load, hot water demand.
  • Residential buildings and owners associations — common areas, plant rooms, pumps and lifts-adjacent services.
  • Warehouses and light industrial units in Al Quoz and DIP.

Multi-Site and Portfolio Contracts

If you run more than one location, we price them under a single contract with one point of contact, one invoice and coordinated scheduling. Portfolio clients receive a consolidated condition report across all sites, which makes budgeting and capital planning considerably easier than chasing individual contractors.

Frequently Asked Questions

On scope, not on a list price. The main variables are the number and type of AC units, the size of the electrical installation, how many washrooms and wet areas the site has, and what response time you need. Send us a floor area and unit count and we will scope it.

Response times are agreed in writing when the contract is scoped and vary by site criticality. Contract clients are always dispatched ahead of non-contract work. Discuss your requirement with us before signing rather than after.

Yes. Most commercial scheduled maintenance is done in the evening, early morning or at weekends. We build this into the contract so there is no premium charge each time.

Yes. Every visit generates a written report, and you receive an annual summary suitable for landlords, insurers and auditors. Maintaining that record is one of the main reasons businesses hold an AMC at all.

Yes, with priority dispatch. Contracts can include a bank of call-out labour hours each year, or emergency work can be billed at the discounted contract rate — whichever suits your budgeting.

Send us your current scope and we will price like for like so the comparison is real. We will also tell you honestly if your existing contract is already good value.
