Home Renovation in Dubai, Planned Around How You Live

Most home renovation projects in Dubai involve more than one trade. New flooring changes door clearances, a moved wall changes the lighting plan, and a new ceiling has to fit around the AC ducts. SWEFIX plans and carries out renovations for apartments, townhouses and villas across Dubai, coordinating plumbing, electrical, gypsum, carpentry, tiling and painting so each stage is ready for the next. You get one scope, one quotation and one point of contact, backed by the Swedish approach to craftsmanship that SWEFIX is built on. What Our Home Renovation Services Cover

A full renovation can combine any of the work below. Each item is scoped after we see the property, so the quotation reflects what your home actually needs.

  • Layout changes: Reworking partitions, opening the kitchen to the living area and creating new storage, subject to building approval and a structural check wherever walls are involved.
  • Plumbing and drainage: Replacing ageing supply lines and relocating water and drainage points for new kitchens, bathrooms and laundry areas through our plumbing services.
  • Electrical upgrades: New circuits, socket positions and lighting layouts planned around the new floor plan, carried out by our electrical team.
  • Ceilings and gypsum: False ceilings, bulkheads that conceal AC ducts, and cove lighting details, handled as part of our false ceiling and gypsum work.
  • Tiling and floor finishes: New floor and wall finishes laid so that levels and thresholds line up from room to room.
  • Kitchens and bathrooms: Complete refits delivered within the wider project. See our dedicated kitchen renovation and bathroom renovation pages for room-level detail.
  • Joinery and carpentry: Internal doors, wardrobes and built-in units made to fit the new layout by our carpentry team.
  • Painting and final finishes: Surface preparation and painting once all other trades have finished, so new walls are not damaged by later work.

House Renovation for Apartments and Villas: What Changes

The trades are much the same in an apartment and a villa, but the logistics are not. Planning for these differences at the start prevents most mid-project delays in a house renovation.

Consideration

Apartments

Villas and townhouses

Approvals

Building management NOC, and in some towers the developer as well

Community or developer NOC; structural or external changes may need authority approval

Access and working hours

Service lift bookings, fixed working hours and noise limits, debris taken out through the building

Easier access, but community rules still apply to hours, contractor passes and skip placement

Plumbing and wet areas

Shared risers limit how far kitchens and bathrooms can move; leaks affect neighbours below

Longer pipe and cable runs; older systems are more likely to need full replacement

Typical scope

Interior layout, finishes, kitchen and bathrooms

Often adds several bathrooms, staircases, exterior painting and larger AC systems

How a Multi-Room Renovation Is Sequenced

Order matters. Finishes installed before the services behind them are complete and tested are the most common cause of rework. This is the sequence we follow on a typical project:

    • Site survey and brief: We measure the property, check the condition of existing plumbing, wiring and ceilings, and talk through what you want to change.
    • Scope and quotation: You receive a detailed plan covering the room-by-room scope, materials, timeline and cost estimate before any work is booked.
    • Approvals and scheduling: Building or community permissions, lift and working-hour bookings, and early orders for materials with long lead times.
    • Protection and strip-out: Areas that are staying are covered, old finishes are removed, and debris is cleared in line with building rules.
    • First fix: New plumbing, electrical and AC routes are installed and tested while walls and ceilings are still open.
    • Closing up: Gypsum ceilings, plastering, screeding and waterproofing of wet areas.
    • Finishes: Tiling, joinery, sanitaryware, light fittings and painting.
    • Snagging and handover: A joint walk-through, completion of any snag items, and details of after-service support.

What Shapes the Scope and Cost of a Home Renovation

Two homes with the same floor area can need very different work, which is why we quote after a site visit rather than from a flat rate. These factors have the biggest effect on the final figure:

  • Whether the layout stays as it is or walls, kitchens and bathrooms move
  • The age and condition of pipes, wiring and AC ducting hidden behind current finishes
  • How many rooms are included, and whether they are done together or in stages
  • Your choice of floor finishes, joinery, sanitaryware and fittings
  • Building rules on working hours, deliveries and waste removal, which affect labour time
  • Lead times for imported or made-to-order materials

If the bathrooms are a large part of your budget, our bathroom renovation cost guide breaks down what drives pricing for that room.

Before You Contact a Contractor for Home Renovation

  1. A little preparation makes the first visit more useful and the quotation more accurate.
    1. Know who must approve the work. Owners should check their building or community requirements. Tenants need written landlord consent.
    2. Find your floor plans. As-built drawings or developer plans help us check wall types and service routes sooner.
    3. Rank your priorities. Separate must-haves from nice-to-haves so the scope can be adjusted to your budget without losing what matters most.
    4. List existing problems. Leaks, tripping breakers, cracks or damp patches should be fixed before new finishes go on top.
    5. Decide on living arrangements. Tell us whether you plan to stay in the property or move out during the main works, as this changes how the job is planned.
    6. Share any fixed dates. A move-in date, a new tenancy or a family event helps us plan the programme backwards.

Why Homeowners Choose SWEFIX as Their Home Renovation Specialists

    • Trades planned together: Plumbing, electrical, gypsum, carpentry, tiling and painting are all services SWEFIX already provides, so they are scheduled as one project instead of being passed between separate contractors.
    • Maintenance experience built in: We also maintain homes under annual contracts, so we know what tends to fail in Dubai properties, from blocked AC drains to humidity damage, and design the renovation to avoid it.
    • Swedish standards of finish: Careful preparation, precise detailing and durable, eco-conscious material choices.
    • Clear communication: Scope, pricing and any changes are explained openly and agreed with you before work goes ahead.

Home Renovation FAQs

Yes. Many owners start with the work that affects everything else, such as wiring, plumbing and layout changes, and leave cosmetic upgrades for later. We plan the first stage so that later stages do not mean reopening finished walls or ceilings. Phasing usually adds some cost for repeated setup and protection, so we can price both approaches for you to compare.

You are told before any extra work goes ahead. We show you the problem, explain the recommended fix and confirm the additional cost so you can approve it. In older Dubai homes the usual finds are corroded pipe joints, outdated wiring and moisture trapped behind tiles.

Yes. We review the drawings on site, check them against the existing services and your building's rules, and flag anything that needs adjusting before we price the work. You keep your designer's look while we handle the build.

Yes, and it is the best time to do them. Moving indoor units, rerouting ducts and building bulkheads or false ceilings to hide them is far simpler while ceilings are open. We schedule AC work alongside the gypsum and electrical stages so nothing has to be cut out later.

Check grout and silicone joints in wet areas during the first months, keep AC drain lines clear, and have systems serviced on schedule. SWEFIX maintenance packages include scheduled AC, electrical and plumbing visits, which help catch small issues before they damage new finishes.
