An HVAC annual maintenance contract is an AC-only service agreement: scheduled servicing of your cooling system across the year for a fixed monthly fee, with priority response if it breaks down. It suits anyone who wants their air conditioning properly maintained but does not need electrical and plumbing folded into the same contract.
What an HVAC Contract Includes
Every scheduled visit covers the full cooling system, indoor and outdoor:
- Filter cleaning or replacement on every indoor unit — the single highest-impact task in Dubai conditions.
- Evaporator and condenser coil inspection and cleaning.
- Condensate drain line flushing, which is what prevents water leaking through your ceiling.
- Refrigerant pressure check across the circuit, with leak investigation if pressure is down.
- Thermostat calibration and control verification.
- Electrical check on the unit — capacitor condition, contactor, wiring terminations and current draw.
- Fan motor and blower inspection, including bearing noise.
- Airflow and temperature differential testing to confirm the system is actually performing, not just running.
On the Premium tier, gas refill and capacitor replacement are included rather than charged as extras — those two items account for a large share of what people end up paying on an ad-hoc basis.

How Often Should AC Be Serviced in Dubai?
Twice a year is the absolute minimum in Dubai, and it is less than most properties need. Our recommendation:
- Apartments with two to three units in normal use — two to three services a year.
- Villas with four or more units — three to four services a year.
- Offices, restaurants and clinics running AC continuously — four services a year minimum, with more frequent filter changes.
- Any property near a construction site or on the coast — add a visit. Dust and salt air both accelerate coil fouling considerably.
The standard advice of "once a year" comes from temperate climates. In a city where systems run nine months of the year at 45°C ambient, it is not enough.
What It Saves You
- Lower DEWA bills — a fouled coil and a clogged filter force the compressor to work harder for the same cooling.
- Fewer breakdowns, and almost none in the middle of summer, which is when call-out demand and waiting times peak.
- Longer equipment life. Compressors fail early on systems that run low on gas or with restricted airflow.
- Cleaner air, particularly relevant if anyone in the property has dust sensitivity.
- 10–20% off any parts and additional work, depending on your contract tier.
Frequently Asked Questions
An HVAC contract covers air conditioning only. A full AMC adds scheduled electrical and plumbing inspection and, on the higher tiers, a bank of call-out labour hours for those trades. If cooling is your only concern, the HVAC contract is the cheaper and more focused option.
On the Premium tier, yes — gas refill and capacitor change are included. On lower tiers, gas is checked at every visit and topped up at a discounted rate if needed. If a system needs repeated refills, that indicates a leak and we will find and fix it rather than keep refilling.
Ducts are inspected during scheduled visits, but full duct cleaning is a separate service quoted on site — it is a much bigger job than a standard service. Contract holders receive their usual discount on it.
